Protection by Conservation Easement
A conservation easement is a voluntary legal agreement between a landowner and a government agency or a non-profit entity such as a land trust that permanently limits uses of the land in order to protect its conservation values. It allows a homeowner to continue to own and use their land and to sell it or pass it on to heirs, but with permanent restrictions on future use of the land, thereby protecting its particular natural attributes
This way conservation easements benefit both the environment and the landowner by preserving the property's conservation values while allowing the landowner to retain use of the land and at the same time receive income tax benefits.
