Bellayre
The largest development project proposed within the watershed thus far has been the Belleayre Resort at the Catskill Park. The development, located south of New York Route 28 on the slopes of Belleayre Mountain, is slated for some 1950 acres with almost 500 acres set for development by Crossroads Ventures LLC in the form of two separate tracts. The first tract, Wildacres, is set north of the state-run Belleayre Mountain Ski Center astride the Towns of Shandaken and Middletown and the second tract, Belleayre Ridge, is set southeast of the ski center. The proposal calls for construction of a hotel and conference center, numerous residential units and an 18-hole golf course on each tract. The project site contains many streams tributary to the Pepacton Reservoir in Delaware County and the Ashokan Reservoir in Ulster County and is, therefore, being closely watched by Coalition partners. Integrated Pest Management (IPM) for the golf courses, water quality impacts, wastewater treatment plans and secondary growth consequences were reviewed.
